• Maximum 10 guests • A villa service charge of 5% is required prior to check–in • Non-smoking villa, violation of this policy will result in a $500.00 USD per day cleaning fee • One-week rentals are preferred • Strictly quiet hours in the community after 10pm (no loud music allowed) • Alcoholic beverages are not included in the rental fee • Please note, due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life.
